What are the documents required to rent out a property in Dubai?
The documents required to lease out a property in Dubai for an individual are valid passport copy and valid UAE residency visa. If you don not have a UAE visa then a letter from the company confirming that the visa is being processed will suffice.

  How is the rent paid?
The rent can be paid in full cash or by local cheque, in advance by means of post dated cheques. If properties are managed by our company Resorts International Property LLC, payments can be paid by bank transfer direct to companies account, by credit card or as above. Sometimes paying full amount in advance may get you a better deal on rental price.
Who is responsible for paying the commission to Real Estate ?
In Dubai the 5% commission* is always paid by the tenant to the agent. *applies for long stays only, shorter stays higher amount may apply.
What should be covered under Tenancy Agreement?
A tenancy contract should have the following details:
the unit description
the purpose of agreement
owner's name
duration and the rent allowance.
Offer process. Usually after offer is made and accepted, the 5% security fee is required. Best is to do it in writing where should be mentioned; Name of the person/Company, offer amount clearly stating the number of cheques and who will be paying, tenancy start date and length, any children, pets or other tenants that will be sharing the property.
If your offer is accepted the 5% security fee becomes nonrefundable [only if tenant withdraw from the agreement] and the following documents will be required from tenant;
Private tenant
passport copy/s of persons/s named on the tenancy agreement
Company tenant and/or company payments
Trade license together with documents, including the passport of, to substantiate the authorised signatory for the company + letter of no objection for the purpose.
What documents Tenant has a right to request to see before signing the rental agreement?
When signing the rental agreement in Dubai with the Landlord, the Tenant has a right to ask to see and receive a copy of:
Title Deed of the property
Passport of the Owner/s as listed on Title Deed
Receipt of annual fees payments
If third parties signing the agreement on the Landlords behalf, additional documents should be presented:
POA [Power of Attorney*] and passport copy of the person holding POA / or A valid authorisation letter from the Landlord where Landlord authorises third parties to rent the property and collect payments on his behalf.
*POA must be authorised by UAE Courts.

What is a Housing fee?
In other way this is a TAX for all Expatriates. Housing fees are included in DEWA bills as per the instructions of Dubai Municipality. It is calculated as 5% of the yearly rental charges. Paid monthly.
Who should pay the fee?
